This is the time of year when a Home Inspector looks for ice dam, roof leaks. If you also are buying a home and see Large chunks of ice buildup at the roof. This type in the below image of ice buildup at this time of year. In addition you need a thorough inspection of the exterior and interior ceilings and walls, windows and attic space of the house.

      In addition The home inspector looks at the home from the outside from the surface of the roof to the trim and siding. Also Looking for signs of lifting shingles for flashing, water stains for The exterior trim and siding. Interior as expected from the attic space unfinished areas. Looking for water stains in the eve, valleys, sidewalls, attic slopes, and flashing areas.

        The Interior attic space and interior rooms at a home inspection inspected by inspecting the outer walls, ceilings, Windows, floors, trim for stains. The basement inspected to the perimeter walls and ceilings unfinished sills the rim joists and the foundation is inspected . This house showed no signs of ice damming at the time of the inspection. The house walls, interior slopes insulated with snow on the roof. No icicles at the roof at the inspection. Although this house show now evidence of ice dams that does mean it won’t see signs inside or the attic.

Water heater inspection is one of the most important things you can do to prevent water damage to your home. Check the date on the water heater to see if the water heater is older than 10 years old. The location of the date located on a tag attached to the water heater near the serial numbers. Some hot water heaters the date is located within the serial number. When inspecting the hot water heater to outside. Look for any water stains to the exterior of the tank relief valve, tube. Also look over any and all pipes connections for signs of sediment or leaking.

The most common type of hot water heater is a I storage tank where the atmospheric venting into a chimney. If you find that you have tempered or lukewarm hot water.

I would recommend flushing the hot water heater at the base of the hot water heater. By attaching a hose to the drain connection. Also draining the hot water heater and the mineral deposits that accumulate at the bottom of the hot water heater. This drastically improves the temperature of the hot water at the tap.

The next type of hot water heater is a tankless hot water heater attached to a wall. This type of hot water heater is generally newer and venting out an exterior side wall with PVC type pipes.

Another type of tankless hot water heater is connected to a boiler. This is located on the side with a round or rectangle cover plate. This type of hot water heater restricts the amount of hot water due to the nature of a tankless coil inside. Boilers overtime the coil breaks down and is no longer able to extract the temperature of the boil water due to mineral buildup or breakdown or failure of the coil.

House sold without home inspection of the house dwelling with stranger is living in basement. Good luck, This is what people buying without a home inspection and the buyer not allowed in all of the house. What is going on with this house, Count me out, I for one would not invest in this type of risk without getting a full property inspection.

Not the first house sold with someone living in the basement. Get the house inspected to make it safe to live in and understand the issues. You need to understand the largest investment in your life. Buying a home sight unseen, I never recommend a client purchase a home without first visiting the home. Also get the home inspection done ASAP and work out a schedule so you can be at the inspection, So you understand the condition of the home prior to the purchase. The seller and listing agent won’t let you do a home inspection now what? The market is starting to cool down. Sellers and sellers agents are allowing the full home inspection prior to the P&S and or purchase of the home.

Get the Home Inspection after the purchase is one option and not the best option. Also don’t recommend anyone do a without being present during the Home inspection. In addition Almost all of my clients are present at the Home Inspection and do not get into the situation of buying a home site unseen.

I also advise my clients to fully participate in the home inspection by asking questions at the time of the inspection. in addition listening to the home inspector describe the issues and concerns about this home that you are about to purchase.

If you’re not to talk to the home inspector and ask him/her questions about the home and the process of the inspection and what he’s inspecting at the time of the inspection then maybe that home inspector is not the home inspector you should choose.

Buying a house in Massachusetts now is challenging and sometimes frustrating. Also Buying a house during the pandemic requires determination and care and research. A key to a dream home is steps away.

I have a relative who always saves his money and keeps it in the bank. Over 4 years ago he stated he had 100k saved for his future home. I suggested he purchase a house (now/four years ago) that he would need to fix up the house he would buy called a Fixer Upper. He also stated to me that he was going to wait until the market slowed down.

My relative lost out on buying a house and lost investment he would’ve had if he bought four years ago. He still has the money in the bank that took him about ten years to save and still pays rent monthly. You can also do the math on the same house I recommended to him has increased in value over 150k in four years. In addition lets say he pays $1000 in rent and in over fours years of rent he payed now over 50K plus the 150k in house value increase he lost about 200K.

You can see for yourself buying a home in this real estate market has not slowed down as of this date. When the interest rates increase and housing market slows down it may reduce the value of your house by a small percentage. According to history the values are going level off and then will increase in a couple of years. Most first time buyers don’t loose unless you loose your job or don’t pay there mortgage. 

Do you homework

Do your homework and get all your ducks in a row or you are going to loose a lot of houses. Make sure you are pre approved and not just pre qualified for a mortgage this is just one lesson learned. Many people I meet with young children focus on the school system in the town. Also more expensive, some home buyers can focus on the neighborhood within the town near good schools is rare. Choose where you can afford a house and lookup the town info on you own and consult your realtor. 

Home Inspection before or After?

When you purchase a home without the Home Inspection you’re taking a big risk. You could loose thousands in repairs and or risk your families life. Because you felt you would loose out on the house of your dreams. I can tell you that most homes I’ve inspected have a least one or two potential life threatening or structural issues. Talk to a Home inspector about inspecting the house before or shortly after the purchase depending on the circumstances.

Squirrels on roof The first idea failed and then it was on to the next best idea. The second thing I tried was to fully evaluate, scout out the exterior of the house, that’s when I noticed. The tree limbs  on the side of the house was touching the side of the house. These are the types of things that I recommend to my clients. Keep the trees cut back away from the house to prevent damage or rodent invitation.

 My idea to grow the tree near the house was to give the house some shade. Unfortunately my house and the tree lot line is very close. I don’t have the opportunity of growing a tree further away from my house to shade the house. I love my elm tree and I did not want to cut the tree down but, I could trim the limbs back away from the house.

 The two squirrels were still up on the roof. Leaving the squirrels potentially stuck on the roof. I believed that the squirrels could jump off of the roof onto the trees. I did not believe that the squirrels could return from the tree to the roof due to the distance separation of the tree to the house.

This is the squirrel looking off of the edge of the roof. In the video at this point there are three squirrels on the roof and two on the wire. We originally started out with one squirrel and then we found there were two squirrels and now with this video we have five squirrels.  

Think Outside the box

I decided to think outside the box and actually confront the squirrels verbally. 

At this point after seeing at least five squirrels I thought I was going out of my mind and things were only going to get worse but, at this point it looks like the worst case scenario.

I saw a piece of landscape filter fabric that had been bunched up looking kind of like a squirrel.

Then I picked up the piece of landscape filter fabric holding it in my hand above my head in the air facing the squirrels. I shouted to the squirrels (this is going to be you the next time you get up on my roof) so, I took the squirrel looking landscape filter fabric in my hand and I lifted the cover of the recycling been and I threw the squirrel like landscape filter fabric into the recycling bin. 

I noticed the squirrels for whatever reason we’re all observing what I was doing and started making strange noises. Two of the squirrels turned around and scurried up to the back of the roof to never appear again. The other three squirrels screeched as if to tell me to go to blank or something of that sort. I thought this was the beginning of what was going to be a long battle.

The next day my wife and I decided to make up some battle plans to deal with a little squirrel problem I turned into a little bit of a nightmare. We did some homework and my wife discovered a great idea to prevent the squirrels from entering the roof from the electrical service wires.

My wife recommended taking a 4 foot section of PVC waste drain cutting the long way and installing it on top of the electrical wire. I had a spare piece of PVC waste drain typically use for plumbing. I cut the  waist drain in half the long way and installed it over the wire and taped it in four different areas.

 Since we installed this protection on the wire and trimmed back the tree. We have not had squirrels on the roof. On a good note I did notice the squirrels happily living in the trees in the backyard.

In addition removal of dead tree near house is important to prevent damage to the house and a safety risk and prevent squirrel nest. This tree fell and got stuck between the old dead trunk and Oak tree known as a widow maker. This tree had squirrels nesting in the past.

This type of tree fallen is very dangerous when removing and cutting. The safest alternative is to get a crane and a professional company to come in to remove the tree. When I was young, I worked at a landscape tree company and worked trimming and cutting trees with chainsaws.

Technically removal of the widow maker tree was beyond my scope of expertise. I was willing to take the challenge. My wife said, if I don’t get rid of the tree she’s going to call somebody and have it professionally removed costing thousands of dollars.

 This was the incentive for me. chainsaw blade $20, Learning how to take the tree down safely was an education. Watching my wife watch me on the video cut down the tree priceless.

Cutting down the tree was not the hard part. The hard part was knowing how to cut and where to stand when I felt the tree was going to fall. 

I made multiple strategic cuts in areas of the tree so, the blade did not bind or kick back and I did not get crushed by the tree. These are just some of the small details that was going through my mind when cutting this type of fallen tree.

And I cut this tree into multiple sections and each section posed a more challenging and more dangerous scenario. 

The first cut dropped approximately 4 feet and got even more wedged into the ground. 

The second cut did the same thing but the tree was in a more standing position. 

The third and final cut was probably the most challenging. I had to use the chainsaw cutting at some point over my head in order to cut the trees. The whole rest of the tree would fall down on the ground.
