In addition Home inspection State regulations do not require us to inspect appliances. Although I do not inspect and operate dishwashers, ranges, microwaves and trash compactors.
Inspect plus operate all toilets, sinks, tubs, and showers, checking for leaks and proper functionality. Also, inspect any exhaust fans.
Ensuring structural integrity, looking for signs of water penetration and also inspecting bulkheads.
Also Inspect and operate all boilers, furnaces and air handlers. Making sure each room has a heat source. Although Inspection of oil tanks is not mandated by the Home Inspection State but they are included in my home inspection.
In addition Inspect and operate all cooling systems in-season (ie: condensers, compressors, evaporator coils, heat pumps, etc.).
Inspect plus operate all plumbing fixtures. Also Observing for leaks in supply and drainage pipes everywhere and Inspecting there are no clogged pipes (backups). Water heaters are inspected.
Extremely important part of a home inspection from a cost standpoint, as well as safety. In addition Inspecting all electrical panels ensuring proper grounding of an electrical system. Also Inspecting all visible wiring throughout the building for loose and/or exposed wires. Although The State regulations only require us to check one outlet per room. I go way beyond that.
I am also looking for any kind of insect damage (ie: carpenter ant, termite, etc.) and My 15 years (previous) experience as a contractor along with my 24 years experience as a home inspector simply cannot be matched. This test is highly recommended for any house with Well water. I can test for up to 26 items in the water (ie: bacteria, lead, iron, VOC’s etc.).
Radon
If there is a finished basement or if you plan on finishing it, then this test is highly recommended. There are also other situations that would constitute performing a radon test.

Native Americans inhabited the area that would become Lexington for thousands of years prior to European colonization of the Americas, as attested by a woodland era archaeological site near Loring Hill south of the town center.[2] At the time of European contact and exploration, the area a border region between Naumkeag or Pawtucket to the northeast, Massachusett to the south, and Nipmuc to the west, though the land was eventually purchased from the Naumkeag.[2][3][4][5] The contact period introduced a number of European infectious diseases which would decimate native populations in virgin soil epidemics, leaving the area largely uncontested upon the arrival of large groups of English settlers in the Puritan Great Migration. In 1639, the Massachusetts General Court purchased the land that would become present day Lexington, then within the boundaries of Cambridge, from the NaumkeagSquaw Sachem of Mistick.[5]
The area that is now Lexington was first settled circa 1642[6] as part of Cambridge, Massachusetts.[6] As the population increased, Lexington incorporated as a separate parish, called Cambridge Farms, in 1691. This allowed the residents to have their own local church and minister, although they were still under jurisdiction of the Town of Cambridge. Lexington incorporated as a separate town in 1713. It was then that it got the name Lexington.[7] How the town received its name is the subject of some controversy. One view is that it named in honor of Lord Lexington, an English peer.[8][better source needed] Another view is that it named after Lexington (which was pronounced and is today spelled Laxton) in Nottinghamshire, England.[9]
